With two limits worth being clear about from the start: transferring the token does not by itself transfer ownership of the property, which requires title and delivery and, against third parties, a public deed and registration (Art. 609 of the Spanish Civil Code, BOE-A-1889-4763; Arts. 32 and 38 of the Spanish Mortgage Act); and the shares of a Spanish limited liability company cannot be represented by certificates or book entries and are in no case securities (Art. 92(2) of the Spanish Companies Act, BOE-A-2010-10544).
